    The most common lease for renting an industrial unit is a Fully Repairing and Insuring (FRI) lease. Under this arrangement, the tenant is responsible for both the rent and the costs of maintaining and repairing the property, including structural repairs, building insurance, and property taxes. This lease provides a clear allocation of responsibilities between the landlord and tenant, ensuring transparency and accountability throughout the tenancy period. Internal Repairing and Insuring (IRI) is another type of lease. Under this lease, you are responsible for the internal repair and maintenance of the building (often including windows and doors).

    Commercial and industrial units differ depending on their intended use and customers. Commercial units cater to retail, office-based, or service-oriented businesses, featuring amenities like shopfronts and office layouts. In contrast, industrial units are tailored for manufacturing, warehousing, and distribution operations, equipped with features such as high ceilings, loading docks, and storage facilities optimised for production processes and large-scale inventory management.

    UK commercial property is categorised into various classes from A to F2. Industrial properties are typically used for heavy manufacturing, light assembly work, bulk storage, loading, or packaging and distribution. Classes B2, B8, and Ed are the most used classifications by businesses renting, leasing or owning industrial property. B2 relates to general industrial factories or other industrial processes. B8 refers to properties used for storage or distribution, including warehouses. Finally, the Ed classification covers indoor leisure, recreation or fitness activities, including gym.
