Mobile Maintenance Operative – North West

Job scope

  • Responsible for the upkeep of site(s) and to carry out general maintenance duties.
  • Reports to the Regional Operations Manager on multisites allocation.
  • Daily liaison with Business Centre Manager / Administrator located at your site(s).

Job objectives

  • General maintenance duties include repairs of site fabric and equipment
  • Maintain the basic plumbing on site including installation and removal of fixtures and fittings
  • Cleaning as required
  • Maintains drains and gutters on site (not at high level)
  • Gritting as required and upkeeping of car park
  • Replacing lighting/where applicable but not electric certificated work
  • Installation and removal of signage
  • Maintain the landscaping on site(s) weeding
  • Life cycle works including flooring and painting
  • Litter picking of site(s)
  • Kitchen, meeting rooms and toilets checks to maintain stock and presentation
  • Maintain waste areas
  • Sweeping of common areas
  • General upkeep of site both internally and externally
  • Health & Safety tasks and projects & support statutory building compliance
  • Meter reading where applicable
  • Support statutory building compliance
  • Carry vacant space insurance checks and record accordingly
  • Support and carry out where needed Preventitive Planned Maintenance (PPM) tasks
  • Liaise with contractors
  • Maintain site security and escalate issues
  • Support Company cost saving initiatives
  • Comprehend and take responsibility for the basic building operation of systems where appropriate, water systems, gas boilers, etc.
  • Support additional sites as required

Maximise unit availability

  • Ensure Centre units are maintained in a highly lettable condition
  • Units are ready for sale within one week of them being vacated (where possible)
  • Support the business centre managers with the set-up, relocation and maintenance of the show suites
  • Maintain high standards throughout the presentation of the building to both customers and visitors

Delight our customers

  • Support the local teams to maximise response to NPS surveys
  • Provide a high level of customer service and engagement to support the local teams
  • Communication of good news and sharing best practice improvements

  • Repointing of brickwork (desirable)
  • Basic plumbing skills
