We are a national provider of managed workspace, offering flexible property licensing or leasing solutions to small to medium sized enterprises (SMEs) and the corporate market.
We recognise the importance of simplicity and flexibility. With flexible notice periods, you can adapt quickly to changing conditions, whether they are for better or worse. We offer 12 month licences but also shorter rental periods – from as little as a day, a week or a month.
We have over 100 sites throughout England and Scotland, all of which offer a wide range of services, so no matter where you are based, we are likely to have a site that suits your business needs. Plus with a wide range of properties, we offer everything from a conventional office, warehouse, or storage unit to a simple mailbox.

The difference between a licence and a lease can become blurred. Without writing an essay, the key practical differences are that licences cover a relatively short period of time – up to two years, while leases usually run for many years, often up to 25.
A license gives you only the right to use the property. Our one-page licences make it as easy as possible to sign up, whether it’s for a day or a year.
A lease gives you the right to exclusive possession but is binding for several years. Some companies prefer the security of a lease.
While our offices are generally quite plain when we let them out, that doesn’t mean they have to stay that way. In fact, we encourage you to make yourself feel at home in your new office or studio. Customise it the way you want, whether that’s by painting the walls bright yellow or putting up partition walls.
All we ask is that if you leave, you return the space to the same or better condition it was in when you initially signed up.
Your rent includes buildings insurance and user charges. It may also include business rates, depending on the location and size of office you will be renting. This is dependent on the local council, so please check with your centre manager.
Where our offices are managed, we don’t generally provide furniture. This is because we find most businesses want to use or buy their own, to suit their style and needs. However, if you want us to, we can supply desks and other furnishings, at an additional cost.
Where we offer serviced offices, these offices are let with furniture, broadband and telecoms so that you get one bill to cover everything and can move in and start working straight away.
A wide range of our sites include broadband internet in the rental price, however, some do not. This is something you will need to check with the centre manager when you enquire about your office space or workshop. You can also find further information regarding internet services on the webpage for each location.
Many of our industrial units and workshops have a 3-phase electricity supply, but others don’t. If you know you need this for your equipment, please tell us when we’re discussing possible suitable units with you.
If you’re not sure what size unit to look for, or what a certain square footage compares to, please speak to our relevant centre manager, who will be happy to help. He/she may suggest that you visit the site and view a couple of units to help you visualise the space.
That’s not a problem. Most of our locations offer 24-hour access, seven days a week.
Pretty quickly. Our one-page licences for mailboxes and virtual offices keep everything smooth and simple. The only reason for any paperwork is to make sure we’re staying in line with the Anti Money Laundering (AML) Regulations. To cover that, all we would need is to take copies of two original documents that identify you and your address.

For many of our meeting rooms, the answer is yes. However, this varies by room; some of our smaller venues have one boardroom table, whereas others have multiple tables that offer more flexibility. If you need a specific layout, please ask us. We’ll do our best to make sure the meeting room is set out the way you need it.
We can often offer discounts if you make more than three meeting room bookings in advance. Please speak to the centre manager to discuss this.
When you rent a desk in our coworking space, you’re sharing the office with others, who you may or may not know, so please be sensible and don’t leave valuables lying around. While we try to keep our customers safe and secure, you are responsible for your belongings.
We understand that square footage can be a difficult measure to work with, so if you’re not clear what certain unit sizes compare to, speak to the manager at the centre you’re interested in and they will do their best to help you. They might suggest visiting the site and viewing some of the units to get a full picture of what our office rental spaces can offer.
