Flexible office space provides companies and employees with various places and ways to work. It can relate to the office you’re working in, the rental agreements, the length of rental, as well as the access to other working spaces.
Customisable spaces – flexible office space can mean adapting and modifying your space to suit your needs, e.g., the removal or construction of partition walls.
Rental agreements – a flexible office space gives companies the option of short-term licence agreements, which allows companies to move in quicker or longer-term leases for stability.
Length of rental – flexible office spaces allows businesses to grow and take on more space as required. Short-term licences allow companies to rent office space to trial it, allowing them to access more or less space as needed.

Our private office spaces come as a blank canvas. You can make the space how you want, for example, from filling the space with your furniture and equipment to adding or removing walls to create additional space. On the other hand, service offices have everything included, including furniture and bills such as utilities, telecommunications, cleaning, etc.
There are three main types of offices, private office space, serviced office space and co-working office space:
Private office spaces are for businesses looking for a blank canvas – they can come as self-contained spaces or as part of a managed office service where you can access shared facilities and amenities like a reception, kitchen, toilet and shower facilities.
Serviced offices come fully furnished for businesses looking to move in and get going. Companies pay one monthly bill, including rent, furnishing, equipment, cleaning, utilities and telecommunications. You also get access to all shared facilities and amenities.
Coworking spaces are open-plan offices with various desks – companies pay per desk. Ideal for small businesses, startups and entrepreneurs, it’s a more affordable way of guaranteeing office space, with access to all shared facilities and amenities, without the expense and rigmarole of managing your own office space.
We recognise the importance of simplicity and flexibility. Our simple one-page licence agreements allow you to rent office space for as little as a day, a week or a month. Our licences are issued on a rolling monthly basis for up to two years. We also provide longer-term leases that provide exclusive rights to the property for up to 25 years.
What’s included will depending on whether you have opted for self-contained (private) office space or a serviced office space to rent. As standard it will include building insurance and user charges. It may also include business rates, depending on the location and size of the studio space you will be renting. This is dependent on the local council, so please check with your centre manager.
You’re welcome to make your office space your own and give it your own personal touch. Whether that’s livening up the walls with a splash of colour, or creating a more private space with partition walls – we encourage you to get creative and make it your own. Just make sure that when you leave, you leave the space in the same condition (or better!) as when you arrived.
As a guide we recommend 40 square feet (3.7 square meters) per person as a minimum. However, this does not factor in other aspects you need to consider, such as furniture, equipment, how much floor space you require. It’s also worth asking yourself if your office needs additional meeting rooms, quiet areas, kitchen areas, an entrance space to meet and greet. Prices can vary depending on location, type of office space, and size of office space. Our prices are incredibly competitive, and because a lot of our locations are outside city centres, our rates tend to be more affordable.
