Welcome to the Knoll Business Centre in Hove. We provide business accommodation for all types of companies, whether you need an office to rent, a studio, light industrial unit, storage or a simple mailbox. We also offer meeting room hire and coworking space for those who want temporary or shared workspace.
The building was originally a boy’s school and while we’ve brought it squarely into the 21st century, we’ve proudly kept as much of its original character as possible, including parquet flooring. So, if you like things a bit old school (pun intended), then this could be your ideal business home.
The business space ranges from one person offices to workshops the size of half a tennis court, so we are home to a range of small and medium-sized companies.
And of course, these are all available under our one-page licences, so you can choose to stay for a day or forever. Our centre manager is a long-standing member of staff and we similarly have many long-term customers, who value its excellent transport links and community atmosphere.
Portslade town centre and all its amenities less than a ten minutes’ walk away and Brighton is under 20 minutes away by car. Both the A23 and A27 are a short drive away, making Gatwick approximately 30 minutes away and London reachable in an hour.
The nearest stations are Portslade, 0.3 miles away and Aldrington, 0.8 miles away. Plus there's a comprehensive bus network that covers Hove, Brighton and beyond.
We provide offices for one man bands all the way up to companies with ten staff (80 – 955 square feet to be specific). The offices are all carpeted and have plenty of natural light (aka windows).
Our studios range in size from a double garage to a badminton court. As they are on the ground floor, they all have our beautiful parquet flooring and most contain kitchens or kitchenettes.
We rent our offices and studios on an unfurnished basis, but we can provide this at an extra cost. You can also choose your own telecoms and broadband supplier, but if you prefer, we can put you in touch with a company we recommend.
We have created a number of 1-6 person offices. Each has completely new furnishings, heating, lighting, electrics and data points, plus there is a modern shared kitchen. Arrange a tour to view this fantastic space now.

Our light industrial workshops are double height and as such, some have mezzanine floors. They range from 330-1950 square feet and have individual entrances, with double doors and good vehicle access. As standard, they have concrete or lino flooring and most have 3 phase electricity and water supply.
We offer 8 outside storage units, which are 15 square feet. AS such, they can be used for storing business materials, such as plumbing parts, but we’re afraid they’re not suitable for valuable items.
Our mailbox service starts from £40 per month plus VAT. This offers secure handling of your business mail and a dedicated business address.
Our shared working environment has 11 dedicated desks with their own lockable drawers.
